Just as you can't judge a book by its cover, you may want to know more about that new home you are contemplating purchasing. Having a home inspection can give you piece of mind through an objective examination, during which you can learn about the condition of the property and the need for any major repairs before you buy.

The standard home inspector's report will review the condition of the home's heating system, central air conditioning system, interior plumbing and electrical systems; the roof, attic, and visible insulation; walls, ceilings, floors, windows and doors; the foundation, basement, and visible structure.

You should plan on being present throughout the inspection. Have ready for the inspector the seller's Disclosure Form and any other information on the home, your questions and concerns from your own inspection, and any plans you're contemplating for changes or improvements. You will be able to observe the inspector and ask questions directly, and will find the written report easier to understand if you've seen the property first hand through the inspector's eyes.

Interview candidates about their training, qualifications and experience as professional inspectors. The Maryland Chapter of the American Society of Home Inspectors (ASHI) can provide a list of its members; www.ASHI.org. You're looking for an inspector with qualifications and experience that directly relate to your particular situation.

Thoroughly discuss the costs and what you will receive. A home inspector is typically contacted right after the contract or purchase agreement has been signed, and is often available within a few days. However, before you sign, be sure that there is an inspection clause in the purchase contract, making your purchase obligation contingent upon the findings of a professional home inspection. This clause should specify the terms to which both the buyer and seller are obligated.
